The Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) is the regulatory body for controlling and setting standards for real estate and valuation practice in Nigeria. The profession gained limelight in the country when, in 1969, a group of qualified Chartered (General  Practice) Surveyors formed what is known as the Nigeria Institution of Estate Surveyors and Valuers  (NIESV), as a non-profit voluntary professional organization to cater for the interests of the Landed  profession in Nigeria,
Six years later, it was accorded Government recognition by the promulgation of the Estate Surveyors  and Valuers (Registration, ETC) Decree No. 24 of 1975, now CAP III (Laws of the Federal Republic of Nigeria) 1990.  By this legislation, Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) came into being as the Regulatory Body for the profession.

KILLER LAND LORD SETS 6 YOUTHS ON FIRE.



It was gathered that the victims were allegedly set ablaze by Adebesin at 7pm because they were gambling and smoking Indian hemp on his premises.
A witness, who pleaded anonymity, said Adebesin, a commercial bus driver, had  just returned from an outing when he saw the six youths in his compound.

LAWMA GOES TOUGH,ENFORCES WASTE BIN USAGE.



The Lagos Waste Management Authority will soon commence the enforcement of the use of appropriate waste storage bins by operators of petrol stations, garages and other business outfits situated along the major  highways in the state.
LAWMA said in a statement made available on Thursday that the enforcement was to ensure total compliance with the state government’s directive that all tenements should have covered bins for the storage and evacuation of wastes, and adhere strictly to the provisions of the state Environmental Sanitation Law, especially Section (12)  that states: “Every owner or occupier of a tenement shall provide a covered dustbin as may be specified by the authority outside the tenement for the disposal of waste.”

RELOCATE IF YOU ARE IN FLOOD-PRONE AREA IN LAGOS.


According to the commissioner, global warming has also worsened the situation.
Bello said it was wrong for people to buy land or build houses in low-lying areas or waterways, thereby inhibiting the flow of flood water.
He said, “I have said it in the past two years that people who live in such areas should relocate, especially in the months of June, July and August, when the rains seem heavier. There is nothing the government can do other than that.
“These are people who put us in office and it is our duty to let them know when things are going wrong and proffer solutions. We have relief centres in parts of the state where they can stay until they can find their feet again. That is the best we can do, the accommodation may not be the best, but it is only a temporary arrangement.”
Bello added that asking the government to provide houses for such purposes was out of the question.
“Ordinarily, you don’t build houses in low-lying areas; people should not even buy land in such areas that is what we are saying. But asking the government to build houses where they will relocate to is out of it,” he said.

REDAN, FMBN LAUNCH NEW ESTATE DEVELOPMENT POLICY.



The Real Estate Developers Association of Nigeria, in collaboration with the Federal Mortgage Bank of Nigeria, has announced plans to introduce a new estate development policy to guide the activities of operators in the built environment.
The National President/Chairman of Council, REDAN, Chief Olabode Afolayan, revealed this during a press conference in Abuja, on Friday, where he also addressed issues concerning the granting of loans to estate developers in the country by the FMBN.
He said, “Together with the FMBN, we are working on a new estate development policy. This policy will significantly address all forms of crisis that we have experienced in the past. With the new management of the bank, we are working together to come up with this policy, and it will check estate development loan crisis.

LANDLORD ASSAULTED BY TENANT.

Usually, landlords are the ones who hold power over tenants, after all a quit notice can be issued when they feel like it, want to increase the rent or just want you out of their house. Tenants are usually at the mercy of house owners since the flock of people looking to take your place are many and never-ending because of the greater demand for houses than supply.
A lot of times when there are scuffles between landlord and tenants, tenants are usually at the receiving end but that is not the case with Mrs Okonji, a landlady who resides in Festac Town and was assaulted by her tenant.
From the proceedings on the case which is currently arraigned before the Magistrate Court, the 65-year old landlady had rented her apartment out to Mr. Ikenna but as is the usual case in Lagos and most places, Mr Ikenna brought in his brother Mr. Chuks to live with him.
Unfortunately, Mr. Ikenna got a transfer in his office to another town and left his brother Mr. Chuks in the flat without informing his landlady. Chuks began to misbehave and cases of misconduct and inappropriate use of the territory reached her ears. Also, Chuks failed to pay the rent after the previous one expired and has been served a quit notice which he failed to comply with.

The search enables a prospective property buyer to gather information on the property including checks of whether the property is encumbered or not and if that property has been placed on a  mortgage. By doing a search, one can discover whatever is going on with the property they are interested in purchasing. Also, a request for the original documents of the property should be done before transferring fees and money.

Mrs Anjous also talked about property value and the factors that affect the value of a property. Environmental factors like location of the property have an effect on a property value. It is for this reason that the value of different property, even though constructed with similar materials and features, can have varying values. For instance, the value of a property in Lekki Phase 1 will vary from a similar property in Ogba.

Environmental factors like natural disasters such as floods also have an effect on the value of a property. A street can have one end flooding and another that end within the same street which does not have the flood problem. You will find the same type of property on such a street will not have the same value.
Social factors also affect property prices. People now prefer gated and serviced properties because security and amenities like power are taken care of. These properties are generally more comfortable and will have a higher value than a similar property that is stand alone in a not so secure area.

Speaking on purchasing a property, there are various information and details prospective property buyers need to put together prior to a property purchase. A prospective property buyer needs to have a budget, decide on the use of the property they wish to purchase and means of payment. By working with a budget a prospective property buyer can be advised on the location that will be most ideal for the purchase. FRAUD ALERT:BEWARE OF AYOBO LAND –LAGOS LAND BUREAU.


Lagos State Government warns members of the public to be wary of the act of individuals, families, traditional rulers and communities who engage in the widespread indiscriminate and illegal sale of government acquired land at Ayobo in Alimosho Local Government Area of Lagos State. According to Hakeem Muri-Okunola, the Permanent Secretary, Lagos State Lands Bureau, who said the government’s attention had been drawn to the increasing illegal activities of fraudsters who deceived unsuspecting members of the public based on unconfirmed claim that they were the owners of the land.

Aviation village estate, a N2.4 billion mass housing project of 270 flats,  will be ready in August according the project coordinators, an Abuja based mortgage firm, Suntrust Real Estate Investment Limited.
The project, which is being financed by the Federal Mortgage Bank of Nigeria (FMBN) in line with the National Housing Fund (NHF) will be situated at the Aviation Village District near Kuje overhead bridge on Airport Road in Abuja.

COMMISSIONER FOR ENVIRONMENT ADVICE LAGOSIANS TO RELOCATE FROM FLOOD PRONE AREAS.



Residents of flood-prone areas of Lagos State say rather than the government asking them to relocate, they should be assisted to secure their environment. Lagos residents, who live around wetlands and flood-prone areas, have stated that the advice given to them by the state’s Ministry of the Environment to relocate is not the best option for them.
